The closure of the Innstadt Brewery opens a unique opportunity to transform nearly ten hectares of inner-city land in Passau into a sustainable and vibrant urban quarter. Located directly along the river Inn and opposite the historic old town, the site offers the potential to create a new urban building block that connects rather than separates, opens rather than encloses, and invites public life.
The design establishes a central public square as the vibrant heart of the new district. This space reconnects the Kapuzinerplatz with the river landscape, overcoming the former industrial barrier and re-linking the area to the city centre. Framed by retail, gastronomy and cultural uses, the car-free square becomes a lively meeting place for markets, events and everyday urban life.
The western part of the site retains and reactivates the largely protected historic brewery buildings, integrating hospitality, gastronomy and mixed-use functions. The eastern area introduces new residential buildings arranged around a green courtyard, offering diverse housing typologies for different social groups.
By concentrating parking in a central underground garage, the quarter remains entirely car-free. The architectural language draws from the local context, combining pitched roofs, plaster façades and carefully detailed entrances to create a contemporary yet contextually rooted urban ensemble.
